A new mixed-use, walkable town on the east side of Poughkeepsie, New York, spanning U.S. Route 44 (Dutchess Turnpike). Designed by Union Studio Architecture and developed and built by Kirchhoff Companies, it is one of the first New Urbanist developments in upstate New York. It has about 120,000 sq ft of retail, restaurants, and offices with residential above first-floor commercial, and more than 400 apartments near the main street. Instead of standard retail leasing, business owners can buy fee-simple lots and build shops with rental apartments above; small “incubator cottages” provide an accessible entry point for emerging businesses. Won a 2025 CNU Charter Award (Block, Street, and Building).
